Structural Drying – The Vortex System Drying Method

SteamDry Restore uses a centralized drying method called the Vortex System. It’s a disciplined, documented method utilizing specialized equipment, designed to dry the structure using the least invasive, most effective approach.

What “Structural Drying” Actually Means

Structural drying is the process of removing moisture from:

  • drywall and wall cavities
  • insulation systems
  • subfloors and flooring assemblies
  • carpet and pad (where conditions allow)
  • framing, base plates, and other structural materials

The goal is simple: return the structure to safe, dry conditions using the right equipment and the proper method, and document it.

1) Rapid water extraction

Standing water is removed quickly to prevent further spread and saturation.

3) Dehumidification

Commercial dehumidifiers pull moisture out of the air, allowing materials to dry efficiently.

4) Targeted inner wall drying (when needed)

Insulated walls often require removing baseboards and drilling small vent holes along the base line to effectively dry out the inside of the wall.

5) Monitoring and adjustments

Vortex drying is not “set it and forget it.” Equipment placement and strategy are adjusted based on conditions and progress.

6) Documentation

We provide photos and equipment logs for all losses, including moisture mapping and drying logs if necessary.

Selective removal is typically required when:

  • The loss is severe or widespread
  • The water is contaminated (including sewage backups)
  • The materials have been wet beyond the safe 72 Hour Time Window
  • Drywall/insulation cannot be dried correctly in place

The standard is to dry correctly with the least invasive approach while ensuring the space is fully restored.

A significant part of professional water restoration is properly drying the structure. SteamDry Restore uses moisture measurement, targeted airflow, and professional dehumidification to efficiently dry materials and structural cavities (inside walls, etc).

In many clean-water situations caught within the first ~72 hours, effective drying can often be achieved with minimal invasive work. In insulated wall systems, SteamDry Restore will remove baseboards and drill small vent holes along the baseline, as needed, to ensure proper drying.

If the loss is severe, contaminated, or has remained wet beyond the safe window, selective removal of drywall and insulation may be required. The goal is always the same: do what’s necessary to dry correctly and completely, and document the work.

No. It depends on the severity, the type of water, the materials involved, and how long it has been wet. SteamDry Restore’s Vortex System can dry with minimal tear-out in most cases; in others, selective removal is required to ensure proper drying.

Sewage is a contaminated loss and requires a different approach than clean-water events. SteamDry Restore handles sewage losses with the most effective process and products on the market, and will address what materials need to be removed and/or treated to address the situation properly.

We provide photos and equipment logs for all losses. For residential losses, we can and will provide moisture mapping and drying logs.
